PLU area of the municipality of Rosières in Santerre

Description

The Town Planning Code defines four types of areas regulated in the local town planning plan (R.123-5 to 8): urban areas (U), areas to be urbanised (AU), agricultural areas (A) and natural and forest areas (N). These areas are delimited on one or more graphic documents. To each zone is attached a regulation. The regulation may lay down different rules, depending on whether the purpose of the constructions concerns housing, hotel accommodation, offices, commerce, crafts, industry, agricultural or forestry exploitation or the function of warehouse. These categories are exhaustive (art R.123-9).These are classified in zones U the sectors already urbanized where the existing public facilities or under construction have a sufficient capacity to serve the buildings to be installed.Can be classified in zones AU, the sectors of a natural nature of the municipality intended to be open to urbanization according to whether or not the existing equipment on the periphery are sufficient to serve the buildings to be installed. There are two types of AU zone: "buildable" AU zones and "unbuildable" AU zones.Can be classified as zones A, the sectors of the municipality, equipped or not, to be protected because of the agronomic, biological or economic potential of the agricultural land.Can be classified as zones N, the sectors of the municipality equipped or not, to be protected because of the quality of the sites, the natural environments, the landscapes and their interest, in particular from the aesthetic, historical or ecological point of view, or the existence of a forest exploitation, or their nature as natural spaces.- Within zones N, can be delimited: perimeters in which possibilities of transfer of right to build can be carried out (transfer of COS),- sectors of limited size and capacity where construction is possible subject to location and density.
