Land Bremen soil benchmarks
Description
The soil benchmark is the average location value of the soil for a majority of plots of land within a demarcated area (land benchmark zone), which largely coincide according to the type and extent of use and for which substantially the same value ratios exist.
It is based on the square meter of land area of a plot with the plot characteristics shown (ground benchmark plot). Deviations of the characteristics of the individual plot of land from the plot characteristics of the land benchmark plot cause deviations of its market value from the land benchmark.
Soil benchmarks are shown for residential areas (single and multi-family houses), mixed area areas, core area areas, commercial construction areas and special construction areas, some with further differentiations. Furthermore, areas of agriculture and forestry as well as other areas are presented.
