Development plan Hummelsbüttel 14 1st amendment Hamburg

Description

The Ordinance on the Hummelsbüttel 14 development plan of 16 June 1970 (Hamburg Law and Ordinance Gazette page 192) is amended as follows: 1.In the drawings of the plan laid down, the fixing of building land for public use (church) shall be deemed to be a ‘pure residential area’ in which open-plan single-storey development with a floor area of 0.2 and a floor area of 0.3 is permitted; Only single houses are allowed, which may not have more than two apartments. 2.The following requirements shall apply to the area referred to in point 1: 1.The distance between the building boundaries and the road boundary lines is 5 m, and between the other parcel boundaries is 3 m. 2.Only roofs with an inclination between 35 degrees and 45 degrees are allowed; Staggered bullets are excluded. 3.The ridge height must not exceed 9 m over sidewalk. 4.Additional local traffic areas are required for development. Their exact location depends on the intended development. Upon request, they shall be determined in a decision pursuant to Section 14 of the Hamburg Ways Act in the version of 22 January 1974 (Hamburg Law and Ordinance Gazette page 41) or produced pursuant to Section 125(2) of the Building Code.
