Development Plan Wilhelmsburg 70 1st Amendment Hamburg
Description
The Act on the Wilhelmsburg 70 Development Plan of 10 September 1985 (HmbGVBl. p.263), last amended on 4 November 1997 (HmbGVBl. p.494, 505,507), is amended as follows:
1. The annexed "Annex to the Ordinance amending the Act on the Wilhelmsburg 70 Development Plan" is added to the Act.
2. Paragraph 2 is amended as follows:
2.1 Points 12 and 14 are deleted. The previous points 13 and 15 to 17 become points 12 to 15.
2.2 The following points 16 to 23 are added:
"16. The designation "commercial area" on parcels 310, 311, 316, 318 and 9723 (old: 319) of the district of Wilhelmsburg as well as the stipulations regarding the extent of structural use are repealed.
17. On the area marked with "1", public green space with the purpose of parking is designated. The northern construction boundary indicated in the development plan will be moved 5 m to the south.
18. On the area designated with "2" is fixed general residential area, four-storey as maximum size in closed construction with a base area of 0.5. The Building Use Ordinance in the version of 23 January 1990 (BGBl. I p. 133), as last amended on 22 April 1993 (BGBl. IS. 466,479).
19. Instead of fixing the number of full storeys of I + I UG, four full storeys are fixed as the maximum size and a base area number of 1.0 on the area designated by "3".
20. On the area marked with "4", the right to walk and drive is revoked.
21. Further local traffic areas are required for the development of parcels 310 to 312,316, 318 and 9723 of the Wilhelmsburg district. Their exact location depends on the intended development. They are manufactured in accordance with Section 125(2) of the Building Code.
22. Underground car parks shall be provided with a substrate structure that is at least 50 cm thick and rootable and shall be greened. For trees to be planted, the layer thickness must be at least 1 m on an area of 12 m per tree.
23. At a distance of 20 m from the outer conductors of the above-ground electricity line indicated in the plan drawing, dwellings shall be prohibited."
