Characteristics and life course of dwellings and non-residential dwellings (from 01-01-2012)

Description

This data design describes the homes and non-residential buildings (utility) in the Netherlands from 1 January 2012 as registered in the Basic Registration Addresses and Buildings (BAG). In addition, characteristics such as year of construction, surface area and status of the dwellings and non-residential dwellings (life stage: not realized, in use, out of use, etc.) included. All uses of dwellings and non-residential dwellings are included. Both homes and non-homes can have multiple uses. More information on how to access the data: > https://www.cbs.nl/en-en/our-services/custom-and-microdata/microdata-self-research ### Methodology A monthly extract from the National Supply BAG supplied by the Land Registry is linked to the Rinobject number. This address link key contains a collection of identifications for residential objects, stands and moorings. The municipalities continuously provide data to the National Facility. Until 2011, the figures came from a monthly survey among municipalities (housing stock registration). The change of source means a trend break due to, among other things, differences in definitions and classifications. In some cases, a mutation has been made in the BAG, whereby the address data is only valid after the validity of the mutation. This mutation is then not addressable at that time and is not included as a mutation in the publication. In that case, the closing position deviates from the opening position plus the balance of the changes. The use function concerns the main use function of an addressable residential object, derived from the architectural use function, as laid down in the 2012 Building Decree. It concerns the permitted use, and not the planning destination or the actual use. From 2021, CBS switched to BAG 2.0. Most of the changes are technical in nature. The most important substantive change within the BAG registration concerns the introduction of the new statuses of buildings and residence objects. In addition to the statuses 'demolished', 'in use' the statuses 'renovation' and ' incorrectly performed' bee. This means that the derivation of stock of homes is determined differently. The residence objects with ‘renovation’ statuses are then added to the stock. This current expansion has not led to the trend breaks in the stock and only has the consequence that the statuses in which a residence object is located can be distinguished. From 2022, all municipalities will have to use the usable area for WOZ valuations instead of content. This has resulted in harmonisation of the usable area between LVWOZ and BAG registrations. As a result of this harmonisation, a large number of municipalities have adapted the usable area of existing residential objects in the BAG. This was already visible in 2021, and in 2022 the number of surface changes is also above average. In most cases, it will be a quality improvement. However, in addition to more accurate registration of the areas by the municipalities, a substantial change can also be the result of a renovation, splitting or merging of the residence objects. When calculating living space, researchers should be aware that vbo's which are according to the variable 'FREQUENTLY REQUIRED TYPE' a property also includes vbo's with multiple uses. The corresponding surface area of these vbo's therefore includes more than just the space intended for living. ### Population All homes and non-residential properties in the Netherlands. Stock (INSERT = 1) includes dwellings, non-residential dwellings (utility) and dwellings in combination with other use function(s), which are in use or (temporarily) out of use (e.g. due to fire). The housing stock on 1 January YYYY can be selected by selecting INVESTMENT = 1 AND FEATURE TYPE = 1 and reference date 31 December of the previous year, the filter CHARACTERISTICS DATE <'YYYY0000’ must also be applied . In principle, the stock levels correspond to the StatLine table ‘Inventory of dwellings and not dwellings’. Minor deviations (1-5) at the national level are possible. These are caused by inconsistencies in the BAG.
