Development plan Neugraben-Fischbek 20 2. Change Hamburg
Description
The Ordinance on the development plan Neugraben- Fischbek 20 of 18 June 1968 with the amendment of 28 October 1975 (Hamburg Law and Ordinance Bulletin 1968 page 172, 1975 page 188) is amended as follows:
1. The attached “Appendix to the Regulation on the Second Amendment to the Regulation on the Neugraben-Fischbek 20 Development Plan” is added to the Regulation.
2. Section 2 is amended as follows:
2.1 Point 2 is replaced by the following:
2. In so far as the development plan does not set a rear boundary, the depth of development, with the exception of the areas referred to as ‘A’ to ‘F’, shall be 25 m, measured from the front construction boundary.
For the areas referred to as ‘B’ and ‘E’, a rear construction limit shall be 35 m;
measured from the front construction boundary, fixed. On the area referred to as ‘B’, on the rear part of the parcel 1766 of the Fischbek area, a building with a size of 9 m x 12 m shall be fixed at a distance of 5 m from the Heidrand road. On the area referred to as ‘E’, the rear existing buildings on the parcel 2102 are fixed as a maximum of 60 m² and on the land plot 2083 with a floor area of 100 m².
On the area referred to as “F”, parcels 5688 and 5004 of the Fischbek area shall be kept free from any development in an area measuring 90 m from the Moisburger Weg road boundary and 85 m from the western boundary of the change area, except for the existing building on parcel 5004 with a floor area of 70 m².
Within the area referred to as ‘H’, the existing building on the parcel 2140 and the rear building on the parcel 2139 consisted of a floor area of 150 m², the existing building on the parcel 2142 consisted of a floor area of 160 m² and the existing buildings on the parcels 2093 and 2094 were fixed as the maximum size with a floor area of 200 m².’
2.2 The following point 4 is added:
4. For the areas referred to as “A” to “H”, the following shall apply:
4.1 The area dedicated to road traffic (Flurstück 4964, Moisburger Hang) referred to as “G” is fixed as road traffic area according to the stock.
4.2 On the plots one large crowned or two small-crown trees are to be planted for each plot.
4.3 For the trees to be preserved, replacement plantings shall be carried out at the time of departure in such a way as to preserve the character and extent of the wood planting; a new tree must be planted for each 25 cm trunk circumference.
4.4 For fixed tree plantings, local foliage trees shall be used and preserved according to location. In the crown area of each tree, an open vegetation area of at least 12 m² shall be created or maintained. Large crowned trees shall have a trunk circumference of at least 16 cm, small-crown trees with a trunk circumference of at least 14 cm, measured in 1 m above the ground.
4.5 Outside public roads traffic areas, elevations or excavations, annexes, walkways and roads as well as pitches in the crown area to be preserved trees are prohibited.
4.6 The precipitation water generated by roof surfaces must be brought to the respective plots for leakage.
4.7 On the private property, driveways and sidewalks as well as parking spaces in a water- and air-permeable structure are to be constructed.
4.8 Roofs of outbuildings, garages and covered pitches shall be provided with a rootable substrate structure of at least 8 cm and shall be greened.’
