Land reference values of the city of Hamm
Description
A land benchmark for building land (§ 196 BauGB) is an average land value per square metre determined from purchase prices for an area with essentially the same value-determining characteristics such as development status, type and degree of structural use and cutting; it relates to a plot of land ready for construction, the characteristics of which are typical of the area (so-called reference plot). Soil benchmarks generally refer to undeveloped land. The soil benchmark is not a market value. Deviations of the plot to be valued in the value-determining properties such as type and degree of structural use, soil condition, development status and land design cause deviations of its market value from the ground benchmark.
