Development plan Schnelsen 19-Eidelstedt 44 1st amendment Hamburg
Description
The law on the development plan Schnelsen 19/ Eidelstedt 44 of 23. December 1971 (Hamburgisches Gesetz- und Verordnungsblatt 1972 page 1) is amended as follows:
1. The annexed "Annex to the Act amending the
Law on the development plan Schnelsen 19/Eidelstedt 44" is added to the law.
2. In § 2, the following points 5 and 6 are added:
"5. For the area between Graf-Johann-Weg and Bundesautobahn A 7 shown in hatched form in the annex:
5.1 In the area designated by "A", the intended purpose "age and nursing home" is replaced by the intended purpose "Kindertagesheim und Jugendclub (Freie und Hansestadt Hamburg)" for the "building plots for public use". For the measure of structural use, a two-storey building is set as maximum size with a base area count of 0.3 and a floor area count of 0.6 each as maximum size. The previous designations of four or six full storeys as the maximum limit iii of closed construction as well as the construction limit between the four and six storeys are omitted.
The north-eastern construction boundary is indicated by 10 m in a north-easterly direction, the south-eastern construction boundary by 12 m in a north-westerly direction. Ancillary facilities, parking spaces and garages are not permitted between the new south-eastern construction boundary and the area designated "E". For the youth club, it must be ensured by arrangement of the buildings, appropriate floor plans or structural measures that an impairment of the north-east adjacent residential area is excluded.
5.2 On the area designated by "B" (section 991 of the Eidelstedt district), the designation "building plots for public use" with the purpose of "retirement and nursing home" is revoked. The areas determined in accordance with the Federal Highway Act are taken over by notification.
5.3 On the area designated by "C" (lot 984), the designation "building plots for the
Common needs' with the purpose of "ageing and nursing home" repealed and fixed as "areas for supply systems" with the purpose of "water extraction plant (Hamburger Wasserwerke GmbH)"
5.4 On the area marked "D" (Piece 3043 - new: 4505), the designation "building plots for public use" with the purpose of "retirement and nursing home" is repealed and set as "road traffic area".
5.5 On the area designated by "E", the designation "building plots for public use" with the purpose of "retirement and nursing home" is revoked. The areas determined in accordance with the Federal Highway Act are taken over by notification.
6. The Ordinance for the Protection of Landscape Areas in the Districts of Schnelsen;, Niendorf, Lokstedt, Eidelstedt and Stellingen of 26 November 1957 (Collection of the Adjusted Regional Law of Hamburg I 791 -r), as last amended on 27 February 1996 (Hamburg Law and Ordinance Gazette page 29), is repealed for the areas designated by "A", "E" and "D". Along the eastern boundary of parcel 991, the amended boundary of the protected landscape area shall be established."
