Description

The Fuhlsbüttel 9 Development Plan Act of 18 June 1968 (HmbGVBl. 144), as last amended on 4 November 1997 (HmbGVBl. p. 494,495, 500), is amended as follows: 1.Annex to the Regulation amending the The law on the development plan Fuhlsbüttel 9" will Law added. 2.In § 2, the following point 4 is added: "4. The following regulations apply to the residential areas shown in hatched form in the annex: 4.1 A base area number of 0.3 is set as the maximum. 4.2 The mandatory two-storey structure and the closed construction method are abolished. 4.3 For buildings with a building depth of 10 m, the rear construction limit is lifted and fixed from the front, roadside construction limit to a building depth of 12 m. From the roadside With a building depth of 8.5 m, two full storeys are set as maximum dimensions and then a full storey is set as maximum dimensions for a building depth of 3.5 m. 4.4 For single-storey extensions, the lateral construction limits may be exceeded by up to 4 m, provided that the prescribed spacing areas in accordance with the Hamburg Building Regulations of 1 July 1986 (HmbGVBl. 183), as last amended on 20 February 2001 (HmbGVBl. 27, 31), are observed. On the parcels 1829, 1830, 1437, 2762, 1433, 1428, 1425, 1418,1391 and 1368 of the Fuhlsbüttel district, the lateral construction limits may be exceeded by up to 4 m in the two-storey area; a lateral boundary distance of at least 3 m shall be maintained".
