SCoT of the Pays de Brest: Village that can densify and expand

Description

In coastal municipalities, local planning documents may delimit the villages listed on page 56 of the DOO and located on the map ‘Implementation of the Coastal Law - 2’, page 57. These villages correspond to: • sectors of at least 40 densely grouped buildings, structured around public roads, • sectors comprising at least 80 grouped buildings, continuously located in built-up land and with a lower building potential than the existing one, • areas of economic activity of more than 7 ha, where the footprint of business buildings and related developments (roads, parking and storage spaces, retention basins, etc.) covers at least 60% of the area. All the villages thus defined are intended to host densification operations within the urbanised area. The SCoT limits the number of villages with the capacity to extend to urban entities which, in addition to meeting the above criteria, generally have a collective public space or spaces or administrative, cultural or commercial facilities.
