SCoT of the Pays de Brest: Indicative limit of close epaces
Description
The SCoT draws indicatively the areas close to the shore of the Pays de Brest, in accordance with the elements of case-law in force at the time of its preparation, namely: combine at least two of the following three criteria:
• Distance from shore less than or equal to approximately 1.5 km
• A land-sea covisibility
• The presence of a maritime atmosphere (specific natural habitats, typical built heritage, etc.).
It should also be noted that these spaces may not include enclaves. As a result, in places with marked topographical ruptures, the high points (located less than 1.5 km from the coastline) often serve as a reference, even in areas with significant back-to-shore urbanization.
The local planning documents delineate the areas close to the shore, taking into account the indicative route of the SCoT. Urbanisation must be limited and justified.
