Description

In Section 2 of the Act on the Stellingen 3 Development Plan of 8 October 1965, as amended on 16 April 1968 (Hamburgisches Gesetz- und Verordnungsblatt 1965, page 182, 1968, page 78), the following points 6 to 8 are added: "6. For the areas designated by "A", "B" and "C" in the Annex, the Building Use Ordinance in the version of 23 January 1990 with the amendment of 23 September 1990 (Federal Law Gazette I page 133, II pages 885, 1124) applies. 6.1 In the area marked "A": The definition 'industrial area' is amended to the definition 'commercial area'. A base area of 0.8, a floor area of 1.8 and a eaves height of the buildings of 18.5m are fixed. Exceeding the eaves height by 4 m is permitted in corner formations. The outer walls of buildings along Kieler Straße must be constructed or veneered with red brick masonry. Vertical zoning separated from the façade in space and in the façade material is permitted. 6.2 In the area designated by "B": In the industrial area, a base area of 0.8, a building mass of 6.0 and a eaves height of the buildings of 18 m are fixed. Factories and premises which may cause significant air pollution, including odour nuisance to the environment, shall be prohibited. 6.3 In the area designated by "C": In the industrial area, a base area of 0.8, a floor area of 1.8 and a eaves height of the buildings of 18.5 m are fixed. Along Kieler Straße, buildings are to be built in closed construction. 6.4 In the areas designated by "A" and "C": Exceptions for entertainment venues are excluded. 6.5 In the areas marked "A", "B" and "C": Commercial recreational facilities (such as squash and tennis halls, bowling alleys) are prohibited. 7. In the areas along Kieler Straße and on both sides of Holstenkamp Street designated by "A", "B" and "C" in the annex, the common rooms are to be assigned to the noise-repellent sides of the building by arrangement of the building structures or by suitable layout. In so far as it is not possible to arrange lounges on the sides of the building away from noise, adequate noise protection must be provided for these rooms by means of structural measures on external doors, windows, external walls and roofs of the buildings. 8. The non-constructible areas of the areas designated "A", "B" and "C" in the Annex shall be planted with shrubs and large-crowned deciduous trees."
