Development Plan Finkenwerder 1 1st Amendment Hamburg

Description

The ordinance on the Finkenwerder 1 development plan of 30 March 1965 (Hamburg Law and Ordinance Gazette page 67) is amended as follows: 1.The annexed "Annex to the Act amending the Regulation on the Finkenwerder 1 development plan" shall be added to the Regulation. 2.In § 2, the following points 7 to 10 are added: "7. In the area of parcel 4100 (former parcel 910 in part) of the district Finkenwerder Nord, the fixing of "surface railway facilities (port railway)" is converted into a general residential area with a buildability of a maximum of four full storeys, a floor area of 0.4 and a floor area of 1.2; The Building Use Ordinance in the version of 23 January 1990 (Federal Law Gazette I page 133), as last amended on 22 April 1993 (Federal Law Gazette I pages 466, 479), is applicable. Between the cemetery entrance and the railway facility as well as between Finkenwerder Landscheideweg and Harlinger Landweg, a walking right is fixed on plot 4100 in the area designated in the facility. The walking right includes the authority of the Free and Hanseatic City of Hamburg to create and maintain a generally accessible route. 9.Along the railway line in the eastern planning area, the common rooms are to be assigned to the noise-removed sides of the building by means of suitable floor plans. In so far as it is not possible to arrange lounges on the sides of the building away from noise, adequate noise protection must be provided for these rooms by means of structural measures on external doors, windows, external walls and roofs of the buildings. 10. Local traffic areas are still required for the development of parcel 4100. Their exact location depends on the intended development. Upon request, they will be notified in a decision pursuant to § 14 of the Hamburg Roads Act in the version of 22 January 1974 (Hamburg Law and Ordinance Gazette pages 41, 83), as last amended on 11 April 1974. 1995 (Hamburg Law and Ordinance Gazette, page 85), fixed or produced for sub-areas in accordance with Section 125(2) of the Building Code
